Real Estate Transfers & Mortgages

In British Columbia, you need a Notary if you are doing any of the following:

  • Purchasing or selling a home
  • Mortgage Refinancing
  • Preparing lending documents
  • Title transfers
  • Contracts
  • Registering Covenants
  • Business purchases/sales
  • Leases
  • Independent legal advice

A Notary does the required legal work for all these processes on your behalf.
This is called Conveyancing.

Conveyancing is legally transferring property and the title to a property (and/or mortgages) from one property owner to another property owner.

To do the conveyancing, you need legal assistance. Notaries are specially trained and experienced at handling these transactions for you whether you are the Buyer, Seller, Borrower or Lender.

ID Requirements:

You will be asked to provide two pieces of identification, one of which must be government-issued such as a Driver’s Licence, BC Identification, Passport or Permanent Resident Card.  It is critical that the names must match on the identification AND your documents.

Note: a combined Drivers’ Licence and Medical card only count as one piece of identification.
